Taking on a Design & Construction project can be an intimidating process, but it should also be exciting and rewarding. Thank you for your interest in FWL, you’ve chosen a great place to start. We are humbled and always appreciative of every inquiry.
Due to our commitments, office size, dedication to work/life balance, and in an effort to give our best to each project, we take on new clients on a case by case basis. Consultations and/or new appointments are scheduled over the phone or via email. At times we may charge a non-refundable fee to schedule a consultation. We will happily credit your consult fee (local only) towards your design fee. If you are outside our North County Coastal SD area there will be a consultation fee based on your location and amount of time needed.
Note: We do not offer Construction services to all projects. Design work is separate from build.
All Design work is either fixed fee or invoiced hourly based on our current rate sheet (available on request) with a $6800 minimum. Once we understand the full scope of your project we can give you a better idea of actual design and development costs. As a point of reference, design and permitting drawing fees usually end up between 6-10%+ of estimated construction costs. This is not a rule, but a general guideline to help your cost expectations.
Our Construction queue is typically booked out 3-4 months. We give priority to our local clients (local = 0 - 5 mile radius from coastal Encinitas) selectively based on several factors. We are happy to consider ‘design-only’ projects if construction with FWL is not a good fit or not possible due to distance or timing. Construction projects will be considered with a minimum $75k budget
